New Sarnafil PVC Roofing at Bungalows                                                             

Roof Preparation

  1. Inspect the deck and verify that it is ready and acceptable to receive new roofing materials.
  2. Over the occupied area of the wood deck, install one (1) layer of 2” PolyIso insulation.
  3. At the perimeter of the 2” insulation furnish and install Tapered edge strip going from 2’ to 0”.
  4. Over insulation panels, mechanically attach one (1) layer of 1/4” gypsum coverboard.

Roof Installation

  1. Over the coverboard, install one (1) layer Sarnafil 60 mil G410 PVC membrane (Color to be RAL 1028).
  2. Membrane is to be fully adhered using adhesive as approved by the roofing manufacturer.
  3. End and side laps shall be per manufacturer specification.
  4. Membrane shall be hot air welded to create complete monolithic roof seal.
  5. Install Sika approved Snap On Fascia at the roof perimeters.
  6. Fascia color to match the color of the roof membrane.
  7. All details (including edge / wall terminations, curb flashings, and pipe / vent penetrations) shall be done in accordance with manufacturer specification.

Temp Roofing for Sarnafil PVC Roofing System                                                 

  1. Clean and Prepare the existing deck for the installation of Temporary Roofing.
  2. Install Western Colloid Acrylic Coating at a rate of 1 to 1 ½ gallons per 100 square feet.
  3. Embed one (1) layer of polyester fabric into wet coating and allow to cure.
  4. Install second coat of white acrylic coating at a rate of 1 gallon per 100 square feet.
    1. Installation of the Temp Roof is to allow for work to continue below the deck while the roofing material is manufactured and delivered.
    2. Temp Roofing is to be installed over the wood deck and left in place as part of the finished roof system.
  5. Remove all debris caused by roofing and haul away.

New Modified Bitumen Roofing at Paul Williams Bldg                      1,450 Sq Ft

Roof Preparation:          

  1. Inspect prepared deck to ensure that it is acceptable and ready to receive new roofing materials.
  2. Over the prepared roof, install one (1) layer of fiberglass basesheet.
    1. Basesheet is to be mechanically fastened over the wood deck using 1” cap ring shank nails as approved by the manufacturer.

Roofing Execution:

  1. Over the basesheet, furnish and install PolyGlass ‘PolyFresko G’ Title 24 White Torch Membrane.
    1. End and side laps shall be per manufacturer specification.
  2. All details (including wall terminations, curb flashings, and pipe / vent penetrations) shall be done in accordance with manufacturer specification.
  3. Furnish and install all roof related sheet metal.
  4. Remove all debris caused by roofing and haul away.

Upper Existing Gravel Roofs   at Paul Williams Bldg                          7,085 Sq Ft

Roof Preparation:          

  1. Vacuum all loose gravel from the surface of the roof and dispose of properly.
  2. Loose lay one (1) layer of ½” Wood Fiber Recovery Board over the existing roof.
  3. Mechanically attach along with the recovery board, one (1) layer of fiberglass basesheet.
    1. Basesheet is to be mechanically fastened over the wood deck using screws and plates as approved by the manufacturer.

Roofing Execution:

  1. Over the basesheet, furnish and install PolyGlass ‘PolyFresko G’ Title 24 White Torch Membrane.
    1. End and side laps shall be per manufacturer specification.
  2. All details (including wall terminations, curb flashings, and pipe / vent penetrations) shall be done in accordance with manufacturer specification.
  3. Furnish and install all roof related sheet metal.
  4. Remove all debris caused by roofing and haul away.

Existing Smooth Surfaced Roofs at Paul Williams Bldg                    4,075 Sq Ft     

Roof Preparation:          

  1. Install APP Modified Bitumen and/or 3 course (mastic) repairs to the existing roof surface as needed.
  2. Reseal all pipes and penetrations with mastic as needed.
  3. Power-wash the existing roof to remove all loose debris and contaminants. Use degreaser solution where needed.

Roofing Execution:

  1. Allow the surface to dry, and then prime the surface of the roof as recommended by the manufacturer and allow to cure properly.
  2. Coat the roof with Title 24 White Silicone based coating at a rate of 2 gallons per 100 square feet.
  3. Remove all roofing related debris from the roof and dispose of properly.

Deck Coating at Paul Williams Bldg                                                     4,150 sq ft  

  1. Inspect the work area and verify that it is ready and acceptable to receive new materials.
  2. Prime Metal Flashing with MiraFlex Membrane B.
  3. Mechanically attach Expanded Metal Lath to the wood deck.
  4. Prime Wood with MiraPrime Universal at a rate of 400 sq ft per gallon.
  5. Install MiraPatch LM to a thickness of approximately 3/16”.
  6. Prime MiraPatch LM at a rate of 400 sq ft per gallon.
  7. Apply 1st Coat of MiraFlex Membrane A at a rate of 64 sq ft per gallon.
  8. Apply 2nd Coat of MiraFlex Membrane A at a rate of 50 sq ft per gallon.
  9. Embed Miracote Poly Fabric into wet membrane.
  10. Apply 1st Miracote MPC Coat. Mix catalyst and powder and apply at a rate of 500 sq ft per unit.
  11. Apply 2nd Miracote MPC Coat. Mix catalyst and powder and apply at a rate of 500 sq ft per gallon.
  12. When protective wear course is thoroughly dry (between 12 to 24 hours), apply two coats of MiraGard Colorbond XL by roller, brush or spray at a rate of 250-300 SF per gallon per coat.
  13. Allow completed pedestrian deck coating system to cure for 24 hours before subjecting to foot traffic.
  14. Remove all debris caused by waterproofing work and haul away.

Asphalt Shingle Roofing at Paul Williams Bldg                         4,900 Sq Ft         

Roof Preparation:          

  1. Make repairs as needed to the Asphalt Shingle roofing as needed for the addition and removal of pipes as needed.
  2. Walk the existing roof and reseal all pipes, dormers and misc flashings as needed.
  3. Clean all debris from the roof surface and from the gutters and dispose of properly.
  4. Remove all debris caused by roofing and haul away.

Entrance Canopy at Paul Williams Bldg                                                 160 Sq Ft

Roof Preparation:          

  1. Tear off the existing roofing down to the wood deck and dispose of properly.
    1. Any necessary repairs to the deck are to be done by others.
  2. Mechanically attach one (1) layer of fiberglass basesheet.
    1. Basesheet is to be mechanically fastened over the wood deck using 1” Ring Shank Cap Nails as approved by the manufacturer.

Roofing Execution:

  1. Over the basesheet, furnish and install PolyGlass ‘PolyFresko G’ Title 24 White Torch Membrane.
    1. End and side laps shall be per manufacturer specification.
  2. All details (including wall terminations, curb flashings, and pipe / vent penetrations) shall be done in accordance with manufacturer specification.
  3. Furnish and install all roof related sheet metal.
  4. Remove all debris caused by roofing and haul away.
