Last week, our superintendent, Juan, found a low spot and huge ponding water on this roof. He quickly ran to Home Depot and got a sump pump and started pumping the water off.
It turned out that a rusted hanger on the rafter had collapsed and only a waterline was supporting it. It was a busy grocery store and near the entry, so it could’ve been catastrophic had Juan not caught it and acted quickly. Although the roof is only a few years old, the drain was clogged with garbage and that’s the likely cause of the original ponding that caused the weight and beam sag.
Lesson: Always have a roof maintenance/inspection done before a rainy season!
