Approx. 15,500 sq.ft. cool roof system restoration
Roof Preparation :
- Inspected existing roofing for substrate deterioration (soft spots). Replaced substrate and made level at soft spots.
- Thoroughly inspected roof surface for cracks/splits and repaired using either emulsion or mastic, and polyester fabric (three-course method).
- Reinforced flashings, and other details as necessary using emulsion and polyester fabric.
- Cut back existing edge metal and hauled away.
- Furnished and installed new bonderized edge metal. Roofed in edge metal using two layers of modified bitumen roof membrane.
Roofing Execution:
- Base Coat & First Ply: Spray applied coat of asphalt emulsion.
a. Sprayed at an application rate of approximately 6 gallons per 100 square feet and let cure.
b. Embedded into wet emulsion polyester reinforcing fabric. - Intermediate Coat & Second Ply: Spray applied coat of asphalt emulsion.
a. Sprayed at an application rate of approximately 2 gallons per 100 square feet and let cure.
b. Embedded into wet emulsion second polyester reinforcing fabric. - Top Coat: Spray applied White Elastomeric Roof coating at rate of 3 gallon per 100 square feet.
a. First coat at an application rate of approximately 5 gallons per 100 square feet and let cure.
b. Second coat at an application rate of approximately 5 gallons per 100 square feet and let cure.
c. The coating was sprayed using “crosshatch” method.
Additional Items & Guarantees:
- Reinforced low spots using additional plies, emulsion, and silicone.
- Removed all debris caused by roofing and hauled away.
- Provided a 15 (fifteen} year manufacturer warranty on labor, material. (No exclusions on standing water}.
